When we take your property into the rental programme, these are the services you'll benefit from

Advertising the home including displaying, “For Rent” signs as needed.

  • 12-20 brochure quality photos for advertising purposes
  • Advertise the home on MLS and offer fees to all Co-operating brokers
  • Produce full color, internet advertising flyers for the home
  • Feature the home on renterschoicehomes.com, welcome-homes.com, Realtor.com  
  • Also feature on Realtor.com, Google, Yahoo Real Estate, Trulia, and more 
  • Pre-screen prospective tenants and show the home 
  • Complete credit, criminal, employment, rental and personal reference checks on each applicant
  • Present a synopsis of each qualified applicant to Owner for final decision
  • Compensate any Cooperating Brokers that produce a qualified Tenant to rent the home
  • Withhold all offers to lease after Owner has leased property to a Tenant   

Property Management 

  • Manage tenant relations during the leasing period - rent collections, negotiations, etc
  • Upkeep of the property in the best condition when appropriate funds are available
  • Schedule and oversee repairs that are needed, an additional fee maybe charged see general repairs
  • Arrange and co-ordinate pool servicing, pest control and lawn cutting when required
  • Schedule complete interior inspection every 6 months
  • Schedule drive by inspections
  • Make a final inspection and inventory check at the conclusion of the lease
  • Disburse and withhold security deposits as required
  • Attorney prepared yearly lease documents on behalf on the property owner at the manager's cost
  • Serve the tenants with attorney prepared violation notices if required
  • Post late notices when rent payments are late
  • Rent collection and monthly disbursals to owner's US bank account at no additional cost
  • Responding to owner's requests in a timely manner by phone or by email

Accounting and Record Keeping

  • Provide owner with full access to online accounting and management system
  • Owner invoices, leases and licenses are uploaded to the owner portal 
  • Owner can view and download customizable statements monthly, quarterly and yearly
  • Preparation of year end accounts with 1099’s or 1042T for US federal tax returns
  • Allow owner's accountant full access to management system at no extra cost
  • Full access to completed and ongoing repairs and tenants repair requests
